Wyatt King isn’t looking for love…because he’s already found it.
Too bad she’s off-limits. He’s not going to be the jerk who messes around with his best friend’s little sister, so he keeps his feelings bottled up and settles for acting as her protector instead.
Andie Lockhart’s dreamed of kissing Wyatt for as long as she’s known what kissing is. But since he’s dated nearly every woman in town but her, she’s long since accepted he’ll never see her as anything more than his best friend’s tomboy little sister.
When a real estate developer threatens the beloved old house Andie inherited from her grandmother, her white knight Wyatt swoops in with his handyman skills to save the day. But the more time they spend working on the house together, the harder it becomes to ignore their irresistible attraction.
Until the night an accidental kiss blows the lid off those feelings they’ve both kept buried.
After that, things between them get a lot hotter—and a lot more complicated. Forbidden love, broken promises, family secrets, and jealousy all threaten to tear them apart. If he intends to hold on to the woman he loves, Wyatt will have to put everything on the line.

She’s not just my ex-girlfriend. She’s my new coworker.
I knew Lucy Dillard was The One the first time I met her. Yes, I’m enough of a sap to believe in love at first sight. When I fell for Lucy, I fell hard. Everything was great between us—until the moment she dumped me.
Now I just want to forget about her. Instead, I’m stuck staring at her face all day. But I need this job, so I’ll find a way to be civil and professional.
There’s just one small problem: I’m nowhere close to being over her.
First, we were lovers. Then enemies. Now we’re trying to be friends.
I didn’t set out to break Tanner King’s heart, but you know what they say about the road to hell.
I’ve got too many responsibilities and no room in my life for love. I can deal with Tanner’s resentment until he starts working at the desk directly across from mine. Obviously, a truce of some kind is required. We’re both grownups. We can handle this situation like professionals.
There’s only one thing threatening this fragile peace we’ve negotiated: all these inconvenient feelings I apparently still have for him.

Dear Andie,
I texted you earlier to say Happy Valentine’s Day, but here’s what I didn’t have the guts to say…
I miss you. So bad it makes me crazy some days. There’s a big blank space in my life where you used to be, and I don’t know how to fill it.
You’re off at college growing into the amazing, brilliant woman I always knew you’d be, and I’m standing here in the same place I’ve always been, trying to get through my days without ever seeing your face. I’m so proud and happy for you that you’re living the life you deserve, but it hurts to know you’re leaving me behind and might never come back for more than just a visit.
Don’t get me wrong, you should leave me behind. You’re doing exactly the right thing. That’s why I won’t ever send you this letter. I’d sooner cut off my own arm than try to hold you back or keep you here. I know you’ll never be mine the way I want, because you deserve better than the likes of me.
Maybe writing all these feelings down will help me get them out of my system. I don’t know if it’ll work, but I’ve got to do something. All I want to do is talk to you. But I can’t. So I’ll write it down instead.
I miss your smiles, your sense of humor, the way your eyes light up when you laugh. I miss listening to you talk and the way you never cease to surprise me with all the cool, random shit you know.
I miss the way you look at me. No one else ever looks at me like you do. I know you’re actually seeing me—the real me, not just the stuff on the surface that the rest of the world sees. And still somehow you manage to look at me like I’m someone worthy of your eyes. How do you do that?
I’m so tired, Andie. I’m tired of putting on a show for everyone. I wish you were here so I could stop faking it for a little bit. I’d look into your eyes, and for a just second, at least, I wouldn’t feel like such a worthless piece of shit.
Fuck, you’re probably on a date right now with one of those college boys down there in Hunstville. Whoever you’re with, he better be treating you right. It better be someone who deserves you. He better appreciate how lucky he is.
Whatever you’re doing tonight, I hope you’re happy. I hope you’re living the shit out of your life.
And I hope you don’t think about me as much as I think about you.
— Wyatt
